    What is mold?

    IAC2 Certified, Radon Certified, Mold CertifiedMold is a type of fungus that produces growth on various types of moist or decaying surfaces and provides a critical service in nature. It can grow almost anywhere that moisture is present. While some mold is harmless, some can be toxic mold and cause health problems in both humans and animals.

    Outdoors, molds play a part in nature by breaking down dead organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces such as wood or drywall and become moist or wet. There are many types of mold, and none of them will grow without water or moisture.

    Can mold cause health problems?

    Molds have the potential to cause serious health problems. Molds produce allergens, irritants, and in some cases, potentially toxic substances. Allergic reactions to mold are common and include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash. Molds can also cause asthma attacks in people with asthma who are allergic to mold.

    How can I determine if mold is in my home?

    A Complete Mold Screen from 03 Inspections will identify areas of moisture intrusion and concern in accordance with the IAC2 standards of practice.  We will inspect the following areas for growth or unfavorable conditions; the crawlspace, attic, general living areas, under sink trapping, behind cabinets and appliances where accessible, visible duct work, and the exterior.  We use advanced testing procedures that include Thermal Imaging, Moisture Meters, and Air and Mold Sampling Equipment to provide you with the answers you need. Indoor air sampling is the primary way to determine airborne mold spore counts. Outdoor air will also be tested for the control sample.

    For reliable results, 03 Inspection uses a controlled volume air pump, which draws air through a spore trap cassette.  Your Complete Mold Screening will include 4 samples; and exterior control sample, a general air sample from a common living area, a sample from within a supply HVAC register, and one more general air sample or swab.  Interior Wall Air Samples are performed at the client’s request, for a fee, when infrared thermal imaging and moisture meter readings show an elevated moisture content of the wall material; especially when it is drywall (the paper covering is vulnerable to consumption from mold growth). Samples are collected using an adapter for the spore trap cassette, and utilizing small ¼ inch tubing, which is inserted into the wall. Air sampling pumps draw air from the wall cavity to obtain the mold spore count within the wall cavity. If apparent growth is found in the house, surface sampling using BioTape Slides and/or Swab Sampling will be performed.

    Mold samples are hand delivered to a local, accredited microbiology laboratory for microscopic examination and analysis. Typical turnaround is about 24 hours. Your O3 Mold Inspection will report moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth, and the results of a laboratory analysis of all mold samplings taken at the building.
